How Much Does a New Boiler Cost?
A straight answer on new boiler costs in the UK, what drives the price up, and what you should expect to pay.
New boilers from £1,650 + VAT
- Gas Safe registered
- 12-month workmanship guarantee
- Clear written quotations
A straightforward new boiler installation starts from £1,650 + VAT. More complex installations cost more, and this page explains exactly why.
UK guide pricing commonly places a straightforward boiler replacement in the region of £1,650 upwards, with conversions, relocations and larger properties running higher. Anyone quoting dramatically below that is usually excluding something you will end up paying for.
What’s included
- Boiler supply and installation
- Old appliance removal and disposal
- System cleanse and magnetic filter
- Gas Safe and Building Regulations notification
- Commissioning, handover and warranty registration
- 12-month workmanship guarantee
What you are actually paying for
A boiler quotation is not just the appliance. Roughly speaking it covers the boiler itself, the labour to install it, the materials such as flue components, valves, filter, fittings, condensate pipework, the removal and disposal of the old appliance, the system cleaning, and the certification and notification.
The appliance is often a smaller share of the total than people expect. This is why two quotations for the same boiler can differ so much: the difference is usually in the work, not the box.
What pushes the price up
- Changing boiler type, where a regular-to-combi conversion involves removing a cylinder and loft tanks and altering pipework.
- Moving the boiler, requiring new gas, water and condensate runs plus a new flue route.
- Higher output requirements for larger properties with more radiators or bathrooms.
- Awkward access, where loft installations or tight cupboards take longer.
- Pipework upgrades where existing gas pipe is undersized for the new appliance.
- System contamination requiring a power flush before the new boiler is commissioned.
- Controls if the existing programmer and thermostat are being upgraded.
Beware of prices that look too good
A headline price well below the market usually excludes something. Common omissions are the system flush, the magnetic filter, removal of the old appliance, new controls, or any pipework upgrade, each of which appears later as an extra.
The useful question is not “what is your price?” but “what does that price include, and what would take it higher?” A reputable installer will answer that clearly and put it in writing.
Is a new boiler worth the money?
If you are replacing an old non-condensing boiler, the efficiency gain is real and will show up in your gas use. Add reliability, with no more emergency call-outs in winter, and a manufacturer warranty on a new appliance, and the case is generally sound.
If your current boiler is a modern condensing model under about ten years old and working reliably, replacing it purely to save on bills is unlikely to pay back quickly. We will tell you that rather than sell you a boiler you do not need.

Frequently asked questions
How much is a new boiler fitted in the UK?
Straightforward replacements commonly start in the region of £1,650. Our installations start from £1,650 + VAT, with conversions and relocations quoted after survey.
Does that price include VAT?
No. The figure is £1,650 plus VAT. Your written quotation shows VAT separately.
Why are some quotes so much cheaper?
Usually because they exclude items such as the system flush, filter, old boiler disposal, controls or pipework upgrades. Always compare what is included, not just the headline figure.
Will a new boiler reduce my heating bills?
If you are replacing an older non-condensing appliance, yes, noticeably. If your existing boiler is a modern condensing model in good condition, the saving will be small.
