Boiler replacement starts from £1,650 + VAT. That is a genuine starting price for a straightforward like-for-like replacement, not a headline figure that evaporates on contact with your house.

What follows is an honest explanation of what sits behind that number and what pushes it up, because “contact us for a price” is not useful when you are trying to budget.

Why boiler replacement prices vary

Two houses on the same street can receive quotations hundreds of pounds apart, for entirely legitimate reasons. These are the factors that move the price:

  • Boiler type. Combi, system and regular boilers differ in price and in the work required to fit them.
  • Boiler output. Higher kilowatt outputs for larger properties cost more.
  • Installation complexity. A tight airing cupboard takes longer than an accessible utility room wall.
  • Position. Keeping the boiler where it is costs less than moving it.
  • Pipework. Old, undersized or badly routed pipework may need upgrading.
  • Flue requirements. Flue length, routing and terminal position all affect the work involved.
  • System changes. Converting between boiler types means removing cylinders or tanks and altering pipework.
  • Controls. Programmers, thermostats and TRVs, if being upgraded.
  • Filters and cleaning. A magnetic filter is standard; a power flush is priced when needed.
  • Additional heating work. Radiator changes or additions carried out at the same time.

The three common scenarios

Like-for-like replacement. Same boiler type in the same position, with existing pipework and flue route suitable. This is the lowest-cost scenario and typically a one-day job, starting from £1,650 + VAT.

Changing boiler type. Most often regular to combi. The cylinder and any loft tanks come out, pipework is altered, and controls change. More labour, more materials, and usually two days or more. Note that making good plaster, tiling and decoration is not included unless specifically quoted.

Relocation. Moving the boiler to a different wall or room means new gas, water and condensate runs plus a new flue route. This is the most variable of the three and depends almost entirely on the building.

What we will not do

We do not quote a firm price down the phone. Anyone who does is either padding the figure to protect themselves or will revise it upward once they arrive.

We also do not add charges mid-job for work we should have spotted at survey. Where genuinely concealed problems come to light, such as hidden corrosion, non-compliant previous work, contaminated system water, we stop, explain what we have found and agree the additional work with you before continuing.
