Most people do not replace a boiler because they want to. They replace it because it has become unreliable, expensive to run, or both, and the question is whether that point has actually arrived.
Below is a genuinely useful way to work that out, followed by what replacement involves.

How do I know if my boiler needs replacing?
Work through these. The more that apply, the stronger the case for replacement:
- It is over 12 years old. Most gas boilers have an economic life of roughly 10 to 15 years.
- It has broken down more than once in the last year. Repeated faults usually signal wear across multiple components, not one bad part.
- Repairs are getting expensive. If a repair costs a meaningful fraction of a replacement, replacement wins.
- Parts are hard to source. Once a model is obsolete, every repair becomes slower and dearer.
- Your gas bills are climbing without a change in how you heat the house.
- It is noisy. Banging, kettling or gurgling often points to scale or sludge and a labouring heat exchanger.
- Heating is uneven or takes a long time to come up to temperature.
- The pilot light or flame is yellow rather than blue, have this checked immediately.
Replacing a 10, 15 or 20 year old boiler
Around 10 years. Still potentially serviceable. If it is running well and being serviced, there is usually no need to rush. Start planning rather than replacing.
Around 15 years. Approaching the end of its economic life. Parts availability starts to matter, and efficiency will be noticeably behind a modern appliance. Worth planning a replacement rather than waiting for failure.
20 years or more. Almost certainly non-condensing and substantially less efficient than current models. Replacement is usually the right decision on running costs alone, before reliability is even considered.
What we check before recommending replacement
We would rather assess your boiler properly than assume it needs replacing because of its age. At survey we look at the appliance condition and fault history, the condition of the system water, the flue and its termination, gas supply and pipework sizing, controls, and radiator condition.
Sometimes the answer is a repair and a system clean rather than a new boiler. We will say so when that is the case.
Frequently asked questions
How long does a boiler last?
Commonly 10 to 15 years for a gas boiler that has been serviced annually. Poor water quality, missed servicing and incorrect original sizing all shorten that.
Should I replace a 15 year old boiler?
Usually it is worth planning to. At that age efficiency is well behind modern appliances and parts availability becomes a factor. If it is currently working reliably there is no emergency, but planned replacement is cheaper than an emergency one.
Is it worth repairing an old boiler?
It depends on the age, the fault and the cost. A single fault with an available part on a ten-year-old boiler is usually worth repairing. Repeated faults on a fifteen-year-old appliance usually are not.
