How a regular boiler works

A regular boiler heats water for the radiators and for a hot water cylinder. A cold water storage tank in the loft feeds the system by gravity, with a smaller feed and expansion tank alongside it.

The system operates at low pressure, fed from the loft rather than directly from the mains. That is the fundamental difference from both combi and system boilers, and it is why regular boilers still suit certain properties so well.

When a regular boiler is the right choice

  • Low incoming mains pressure. Gravity-fed systems are far less sensitive to it.
  • Older properties where original pipework may not cope with mains pressure.
  • Existing traditional systems where full conversion would be disproportionately expensive and disruptive.
  • Homes with multiple bathrooms already served well by a cylinder.
  • Properties where an immersion backup is valued.

If you have a working traditional system and your existing boiler has simply reached the end of its life, replacing like-for-like is very often the most economical route, a conversion is a much larger project.

Replacing a regular boiler like-for-like

Keeping the same system type means the cylinder, tanks and most pipework stay put. The work concentrates on the appliance itself, its controls and cleaning the system.

Bear in mind that older systems often have components that have not been operated for years. Draining and refilling can expose weaknesses in ageing valves, radiators and fittings that were already at the end of their life. We check what we can at survey and flag anything of concern.

Frequently asked questions

What is a regular boiler?

A regular, conventional or heat-only boiler works with a hot water cylinder and a cold water tank in the loft. It is the traditional UK heating system arrangement.

Should I convert to a combi instead?

Not necessarily. If your mains pressure is low, your property is older, or you have high simultaneous hot water demand, keeping a traditional system is often the better and cheaper decision.

Can I replace a regular boiler with another regular boiler?

Yes, and it is usually the least disruptive and most economical option if the existing system is sound.

How much does a regular boiler installation cost?

From £1,650 + VAT for a like-for-like replacement. Any cylinder, tank or system work is quoted separately after survey.
